Armada Built was engaged by Frank Developments to deliver 15 boutique warehouses, designed by Culprit. On a long, narrow site, we delivered two buildings in stages, underpinned by an extensive program of driven piles to both retain and raise the site for flood mitigation and to carry the warehouse loads. The buildings elevate the industrial typology with suspended-slab balconies, high-level planter boxes, stucco render finishes, and off-form concrete recreational areas. The result is a robust, design-led precinct that blends functionality with genuine amenity and architectural polish.
Each unit is a light-filled workspace with generous volumes, glazed roll-up doors, and direct balcony access. We also completed a range of bespoke fit-outs to suit individual purchasers. The result is a compact, highly productive employment precinct that preserves—and elevates—inner-city industrial land, tuned for creativity, production, and collaboration.
